Homes in Multiple Occupation (HMO's) are required to have a Periodic Inspection Report (PIR) of circuits and wiring carried out every 3 years. Landlord are required to carry out Portable Appliance Testing (PAT) an any electrical equipment they provide (kettles, free standing lamps, fridges, toasters etc) every 3 years - although PAT's in themselves are only valid for one year.

Certain local authority landlord accreditation scheme require a PIR to be undertaken every 3 years and PAT's annually. We would recommend this as best practice.

From 3/9/07, the Tolerable Standard within The Housing (Scotland) Act 1987 has been extended. Electrical wiring, components and fittings must be 'adequate and safe to use.'

At the end of the day, the only way to be sure that this standard is met is to undertake a Periodic Inspection Report.
