As a minimum we will require satisfactory references from your employer (or university / college), a previous or current landlord, and a credit reference report. We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.
What do we require your references to say?
Previous landlord, Agency or University Tenancy
This reference needs to give details about your rent payments, advising if your rent was paid up to date and on time.
The dates you occupied the property and the condition the property was maintained.
Employment Reference
This reference must confirm your employment details, with start date and length of contract. It must detail if your employment is on a permanent or temporary basis and most importantly cover your salary details.
If you are a graduate or are about to start a new job, an acceptance letter or copy of your contract may also be accepted.
Character Reference
People who may be able to write a character reference for you include:

neighbours and officials of sporting or social clubs you have belonged to.
A Character reference should state why this referee thinks you are a person of good character or why they believe that you will be a suitable tenant. They must also state the capacity in which they know you.
